Riviera Audit/About
Mission & Platform Thesis

Eliminating information asymmetry in Riviera Maya real estate.

The Riviera Maya real estate market moves billions of dollars annually across a corridor where information is fragmented, verification is absent, and foreign buyers operate at a structural disadvantage. Riviera Audit exists to close that gap.

We build the epistemological infrastructure of the market itself — the scoring frameworks, participant intelligence, and buyer resources that don't exist anywhere else. Not a listing site. Not a brokerage. The analytical layer the market has been missing.

The problem we're solving

$4B+
Annual foreign investment flows into the Riviera Maya corridor with no independent verification infrastructure.
0
Federal licensing requirements for real estate agents in Mexico. Anyone can sell property without credentials.
Billions
Lost by foreign buyers to ejido disputes, fraudulent pre-sales, and undisclosed title defects — most preventable with better information.
50km
Coastal restriction zone where foreign nationals cannot directly own land — yet most buyers have never heard of a fideicomiso.

The Five-Axis Intelligence Framework

Every zone, participant, and transaction in our system is evaluated across five axes. Together they produce a composite intelligence score that gives buyers and investors a single, defensible number backed by structured analysis.

01Legality
Title clarity, ejido exposure, permit compliance, and notario registry status. The foundation everything else rests on.
02Operationality
Transaction infrastructure — active agent ecosystem, notario concentration, closing support depth, and market liquidity.
03Transparency
Information availability, participant accountability, review authenticity, and data verifiability across the zone.
04Foreign Fit
How well the zone serves international buyers — legal infrastructure, English-language support, and AMPI penetration.
05Risk Profile
Composite adversarial signal score — fraud indicators, dispute history, pre-sale delivery failures, and anomaly flags.
We publish what we can verify — and remove what we can't. When a metric fails our source-verifiability bar, it comes down publicly instead of staying live with synthesized numbers.See our Data Integrity Log →

Where this goes: a corridor-wide trust layer

Scoring and verification are the foundation, not the destination. A significant share of this market's dysfunction isn't just unlicensed advice — it's structural: without a shared listing infrastructure or a cooperative commission norm, competing agents have every incentive to hoard listings and control both sides of a deal rather than cooperate. That friction is exactly the problem a Multiple Listing Service was invented to solve in every market that now has one. We don't have that infrastructure here yet. We intend to build toward it.

Today: verification
Scored, sourced participant profiles; disputable, correctable claims; honest confidence labeling on every number.
See the corrections log →
Next: cooperation
Shared listing visibility and a transparent, agreed commission-sharing norm between cooperating agents — the embryonic form of an MLS for this corridor.
Eventually: the bridge
A platform foreign capital trusts by default and local participants want to be listed on — critical mass on both sides pulling in the same direction instead of past each other.

We're stating this plainly rather than presenting it as already built: an MLS only works once competing agents find cooperating more valuable than hoarding, and that only happens with real buyer and listing volume on the platform first. That's a cold start, not a feature we can ship. Verification and disputable, correctable data are the trust foundation that has to exist before anyone has a reason to cooperate on it.

What we're building toward

The institutional intelligence platforms that became indispensable fixtures in their markets. Our ambition is to be that fixture for the Riviera Maya corridor.

BCA Research
Institutional fixture. Independent macro intelligence trusted by sovereign funds and asset managers.
Bloomberg Terminal
The intelligence infrastructure of a market — not just data, but the analytical layer professionals depend on.
LexisNexis Risk
Participant intelligence at scale. Entity verification, risk scoring, and due diligence infrastructure.
Moody's Analytics
Structured scoring frameworks that create a common language for risk across a complex market.
