The National Agrarian Registry (RAN) lists 280 certified agrarian nuclei across 11 municipalities of Quintana Roo, covering about 2,747,209 hectares of social property. Ejido land is held communally: it cannot be sold to a private buyer until it has been converted to private ownership (dominio pleno). Many disputes in the corridor start with a lot that was sold before that conversion was complete.

What to ask before buying land or a cheap lot

Ask for the property’s folio in the Public Registry of Property and confirm with a notario that it is private property, not an ejido parcel or a parcel still in conversion. A price far below the neighbourhood median is the most common warning sign.
