Between 2026-06-24 and 2026-10-23 the dollar went from 17.53 to 18.73 pesos (+6.8%). The peso weakened: a property priced in pesos now costs a dollar buyer less than it did in June. Most new developments in the corridor price in US dollars, while resales and land are often quoted in pesos, so the currency of the price matters as much as the price.

Mexican mortgages for foreigners are scarce and priced well above the TIIE, so most foreign buyers pay cash or borrow at home. For US buyers the 30-year mortgage rate (often via a home-equity loan or refinance) is the cost of capital that matters.
